Let’s Get Realty with Alex | Southwest Michigan Real Estate

Let’s Get Realty

Hi, I’m Alex. I show up. I walk the property and talk through what I’m seeing. Paperwork gets done accurately and on time. I’m patient. If you need me to sit with you through a loan call or while you sign a stack of documents, I’ll be there. And I shoot straight. My job is to help you succeed and smooth out the process wherever I can.

FSBO support, flat-fee MLS sellers, private-party deals, rentals, and commercial. Southwest Michigan, one phone number.

What I actually do

Four lanes, one phone number.

🏡

FSBO and Flat-Fee MLS Sellers

Selling it yourself, or already paying a flat-fee service to put it on the MLS? You don’t need to buy a whole traditional listing package to get professional help. I come in where you actually need me: pricing, paperwork, marketing, negotiation, inspections, and deadlines.

  • Pricing and market analysis before you set a number
  • Contracts, addenda, disclosures, and deadline tracking
  • Negotiation help and a second read on every offer
  • Someone to call when a problem shows up mid-deal

Commercial Real Estate

Retail, office, industrial, and business-opportunity property across Berrien County. Pricing backed by the sales dataset I built and maintain myself, so we start from real comps not guesses.

  • 354 commercial sales and 72 leases in the county dataset
  • Price per sqft, days on market, and financing patterns by year and city
  • Straight-up conversations about what a building is actually worth

Rental Property & Investment

I own rentals in Berrien County and help other owners (and would-be owners) figure out where the real deals are and which townships will bite back. Short-term, long-term, single family, multi-family.

  • STR rules vary by township. I track all 39 in Berrien County.
  • Honest pricing analysis. No “it’ll cash-flow” fantasies.
  • Connected to lenders, inspectors, contractors, and title.

Transaction Coordination

You found the buyer (or the seller) already. You don’t want to pay 6%. You also don’t want to miss something on the contract or fumble closing. I run the paperwork, the deadlines, and the title side so the deal closes clean. What it costs depends on how much help you actually need.

  • Private-party sales, family or neighbor deals, business-partner deals
  • Contract drafting, addenda, deadlines, title coordination
  • Flexible pricing, scoped to the parts you want covered
  • Licensed limited-service representation in Michigan

And if what you actually need is a full traditional listing package, or an agent out showing you homes off the MLS every weekend, that is not how I am set up right now. Tell me and I will point you to someone local I trust who is better positioned for it. No charge, no catch.

Already on the site

Resources I’ve built and use on real deals.

These aren’t one-pagers. They’re the tools I lean on when I’m writing an offer, pricing a listing, or sizing up a rental, and they’re on the site for anyone else who’d find them useful.

Why people call me back

An adviser who actually gets it.

  • 01

Discipline & attention to detail, from the Navy

Service built habits that don’t go away: follow-through on checklists, doubling back to confirm the thing everyone assumed was fine, and writing things down.

  • 02

Listening first, from being a medic

Medic work is mostly listening. What hurts, when it started, what made it worse. That’s how I run a buyer or seller consult too. Before I talk about strategy, I want to understand what you’re actually trying to do.

  • 03

Patience & kindness, from raising a family

Real estate moves people through one of the biggest decisions of their life. That deserves patience, not a sales pitch. My wife Elizabeth is a nurse; our daughters Charlotte and Zoey keep us grounded.

  • 04

    Local connections that matter

Inspectors, lenders, contractors, title, roofers, HVAC, real-estate attorneys. I have people I’ve personally used. When someone on my list drops the ball, I take them off. That’s what “vetted” actually means.

  • 05

Straight-up analysis, not a sales pitch

I’d rather walk you out of more homes than into them if something’s off. If comps say $415K and the list is $440K, I’ll say so. If the township just capped STRs, you’ll hear about it before you write the offer.

Home. Heart. Michigan.

Rooted here.Building here.

My wife Elizabeth is a dedicated nurse. Together we’re hands-on parents to our daughters Charlotte and Zoey. Charlotte loves every art form she can find, from drawing to dancing; Zoey’s fearless energy keeps us on our toes.

After serving in the military and living around the country, I’ve come to value community and family. Outside of work you’ll find us on Lake Michigan, hiking the sand dunes, or working on a house project.

For us, life is about growth, resilience, and making a positive impact. That carries over into how I show up for clients.
