How This Data Is Calculated — MLS Methodology

Active listings are those which were active on a single day of the month, providing a “snapshot.” The 15th of each month is used. The number of actives is not static and depends on when the report is run.

New listings are all properties put on the market during the entire month.

Sold listings are all properties whose sales contracts were completed (closed) during the month.

Median price is the middle value — half of prices are higher and half are lower. If the number of values is even, the two central values are averaged.

Sale-to-Original List Price Ratio compares the final sale price to the original list price when first listed. Sale-to-List Price Ratio compares to the most recent list price (after any price changes).

CDOM (Cumulative Days on Market) counts total days from initial listing to contract, including any relisting periods.

Absorption Rate = Active Listings ÷ Average Monthly Sales. Represents how many months it would take to sell all current inventory at the current pace. Under 3 months favors sellers; over 6 months favors buyers.

Temperature correlation uses Pearson’s r coefficient to measure the linear relationship between average monthly temperature and number of homes sold. A value of 0.59 indicates a moderate-positive correlation — temperature alone doesn’t determine sales, but it’s a meaningful factor in seasonal patterns.
